A property expert shares tips which can add value to your home

Moving home is often considered one of the most stressful things you can do. And before you’ve even got to buying a new place and moving in, you need to sell your existing property. In the current economic climate, reports of people struggling to sell their homes are commonplace.

As a result, many homeowners are looking to do everything they can to maximise their property’s value and speed up the process. While we all know about the power of a fresh coat of paint, the way a pressure washer can transform a patio and how decluttering can make the space feel bigger, many of us neglect our bedrooms.

Knowing how to dress a bedroom well can turn your home from nice to must-have. And it can add an extra few £ in the process. That’s why we’ve partnered with property, interiors and staging expert Liv Conlon to explore how you can do just that.

This blog explains how to stage a bedroom to make it more appealing to potential buyers, which can not only encourage a quicker sale, but actually boost the value of the house by up to 10%.

Why is dressing a bedroom important?

We spend around 33% of our lives sleeping, so an attractive bedroom is high on the wishlist of any prospective house buyer. As Liv explains,

“With platforms like Instagram, Pinterest and Rightmove setting the visual standard, expectations are high. A bedroom isn’t just a room with a bed anymore - it’s a sanctuary, a statement, a lifestyle indicator,” says Conlon. “Staging in the right way can be the difference between a viewer and a buyer. It’s the first impression that pulls someone in emotionally. And emotion sells far faster than logic.”

“As you don’t usually welcome guests into the bedroom, it can often be a ‘forgotten’ room and can really let the overall property down when the time comes to sell. But there are some simple and cost-effective things you can do which can instantly elevate it and turn the bedroom into an enviable oasis which potential buyers will love.”

So with that in mind, here are Liv’s (and our’s) top 5 tips for how to stage a bedroom, to make it feel bigger, and to add value to your home.

The power of the double bed

Liv always recommends staging with a double bed, even in smaller bedrooms and tight spaces. “It shows potential buyers that the room can accommodate a proper sleeping space, rather than just a single or study setup. You’re essentially signalling ‘this is a real bedroom,’ which adds value to the home. Buyers won’t downgrade it to an office or box room in their minds, which can directly impact perceived value.” The Hattie bed frame is a small double that offers the perfect mix of the appearance of a larger bed, but is still small enough to fit in a tight space. Embrace symmetry

Float the furniture

No, we don’t mean levitate it - although if you can do that, we really want to see it, we mean keeping your furniture away from the walls. As Liv explains, “It sounds counter-intuitive, but giving furniture a bit of breathing space around it, even 5-10cm, makes the layout feel more considered and ‘interior designed’. It helps define shape, gives an airy, elevated feel, and is one of the best ways to make a bedroom look bigger.”

The one exception to this is your bed’s headboard. A little space is ideal, but it’s normal for it to be pushed closer to the wall.

The mirror trick

Strategically placed mirrors can work wonders when dressing your bedroom, making the space feel bigger, lighter and more spacious. However, there is a perfect placement to make the most of the effect.

“Mirrors can help when it comes to making smaller rooms feel bigger, but don’t just stick one anywhere. A mirror placed opposite a window not only doubles the light and greenery outside, but it also creates the impression of an extra window.”

Make the bed with crisp, white sheets, to give it that hotel-feel, use an oversized vase and photo frame on the furniture as small items will just look like clutter. And have a nice candle on show. Remember, less is more.”
